屋苑管理

提議大家可利用這裡分享、表達一下對屋苑管理的意見﹗

Let me raise the first one - furniture delivery management.

Comments from a few CFus: "咁大個屋苑,管理好失敗...". The issue was that after the truck unloads AT the CAR PARK level, the vehicle has to leave immediately, that means no time for the CFu to move those furnitures to your flat, no time for installation! Some of the staffs who have more common sense allow the truck to stay for a while, while for some others it's really unreasonable. One of the CFu wanted to leave it there for a moment, the staff started to took down the license plate number and he had to park the truck somewhere else and walked a long way to FC. Another group of CFus had to quickly deliver the furniture to the flat first, then moved the vehicle away, and went back later to install those furnitures... There were various other issues such as work shift knowledge handover, but those are minor compared to this one.

For the convenience for all FC residents and for a better reputation of the MTR property management team, I seriously think MTR should improve the management in this area.

    As a matter of fact we spent around 20 minutes complaining their parking/loading arrangements yesterday, and the assistant manageress did promise to do a follow-up.  Hopefully they'll be more flexible in the future.

When the car park will be opened for use may be we have to inform cfu to park the car (we pay the parking fee for them) if it takes a longer time to do installation besides just delivery of furniture.

    yes, seems that their loading policy was really messy, not consistent, and not resonable. That's why i alway emphaized yesterday that we cant satisfy on their verbal agreement of offering discretion but a guideline for their staff and residents as well.

    Right!  Just with this bloody loading/unloading policy, I have to pay about $600 extra for delivery of tiles of my home decoration.

Dear all,

Any one notice that on the moving application form, it only allows for 5.5 tons truck max??If the management office insist once for all of the moving policy and not consider any margin / flexiblility for drop off time like 5-10 min (the estate I am living is granted for 10 mins short stay of the car). 5.5 tons truck is not big volumn, then most of us will encounter another pain for the moving. Extremely poor managements, I had 2 bad experiences from their front line staff at such short period. This reflect some problems from their senior managements too. They handle every matters for the sake of their management conveniences only. When in fact we pay luxury flat mangement fee but having cracked services. FC Phase 2 is selling + Phase 3 will be launched too. Bad comments and reputations going to be raise dby MTR managements would take full responsibilities if they force us no alternatives but make it go to public / media.

Hi lintaitai,
Did you join the 1st gathering on last Saturday?
We have shared our deepest concern of this #1 issue with the property management and are awaiting their response.
We hope they can seriously review the existing poor practice and make some positive refinement.
Anyway, I think our approach should be 先禮後兵!
